Looking for the right house can be a tedious job. Sometimes we may like a place so much in the beginning but when we actually get to live there we find many faults. We often tend to ignore many things when we go house hunting, small things like leakage, ceiling defects, electrical faults and so on and these things haunt us later when we go to live there. This is where having a home inspector helps. A home inspector can do the entire inspection job for you.

What does a home inspector do?

A home inspector will thoroughly and systematically evaluate the condition of the whole house. He will visualize the entire physical structure and system of the house from the roof to the floor. The home inspector will check the foundation, framing, roofing, site drainage, attic, plumbing, heating, electrical system, fireplaces, chimneys, pavement, fences, stairs, decks, patios, doors, windows, walls, ceilings, floors, built-in appliances and many other various components. All the repairs that need to be done will be written in a full report which will be given to the buyer and give a detailed verbal presentation of the condition of the house to the interested parties. This way you are ensured that the house you pick to buy is what you really want. You will know exactly what you are purchasing.

Home inspectors are beneficial both for the buyers as well the sellers as they provide whole knowledge of the property so that both the parties make intelligent decisions before coming to an agreement. He can give positive aspects of the house and good tips so as to maintain the house properly.

While looking for a home inspector make sure that you go only to a licensed or certified one. There are many who claim to be home inspectors and they may not have the knowledge or experience to inspect your property well and as a result he may end up missing many conditions that should have been noted. Also choose a home inspector who does only 2 or 3 inspections a day. This way you know that he will evaluate the house with care, and because no matter how experienced an inspector may be he may tend to miss many conditions if has too many appointments to take care of in a single day.

The sellers can also benefit from them by having a pre-sale home inspection that is the inspector will check the whole house and give detailed report of the repairs that need be done to the seller. This way the seller can fix it before showing the house to anybody and will increase the future probability of the sale.

So, next time you go house hunting, you need not lose your head over trying to find out if the house is worth it. Just get a home inspector and he will set your mind at ease. and in the long run, will always save you money.
